Lifestyle & RetirementEast London and the Eastern Cape for Expats
East London, on South Africa's Eastern Cape coast and part of the Buffalo City metro, suits expats who want a lower cost of living and a quieter pace more than a big job market or international flight connections. Pam Golding agents quoted 2025 average prices of about R2.45 million in Nahoon and R2.6 million in Beacon Bay, well below Cape Town. The Eastern Cape also had the country's highest provincial murder ratio in the April to June 2026 SAPS release, and Buffalo City has recurring water supply problems. It is a reasonable option, mostly for retirees and remote workers, if you go in with clear eyes on both sides of that trade-off.
East London barely features in relocation content compared with Cape Town, Johannesburg and Durban, and even against Gqeberha it gets little coverage. That is partly because the job market and expat community here are small. For retirees, remote workers and anyone priced out of the bigger coastal metros, though, it is worth a proper look. Here is what the official figures and agency commentary say, cost by cost and issue by issue, rather than the brochure version. (The city has been approved for renaming as KuGompo City, but East London is still the name most people and most listings use.)
Where East London and the Eastern Cape coast sit
East London is the Eastern Cape's second city after Gqeberha (Port Elizabeth), roughly 300km up the coast from it and considerably further from Cape Town, Durban and Johannesburg. It falls under the Buffalo City Metropolitan Municipality, which also covers the township of Mdantsane and the town of Bhisho, the provincial capital. The city sits where the Buffalo River meets the Indian Ocean, which gives it a working harbour alongside its beaches, and it is built around a scattering of established, mostly leafy suburbs rather than one dominant expat neighbourhood.
The wider Eastern Cape coastline either side of East London, the Wild Coast to the north-east and towns such as Chintsa, Kenton-on-Sea and Port Alfred to the south-west, has its own pull for a slower, village-style move, covered further down. East London itself is the practical hub: the airport, the hospitals, the bigger shops and the schools.
The real pull: cost, not glamour
The main reason East London comes up in relocation conversations is price. Pam Golding agents, quoted in a January 2026 BusinessTech report, described it as an emerging semigration destination because it offers larger homes with coastal views at prices well below the country's other coastal metros. The figures they quoted for 2025 are below.
| Area | 2025 price point quoted by Pam Golding agents |
|---|---|
| Nahoon | Average around R2.45 million |
| Beacon Bay | Average around R2.6 million overall; Beacon Bay North around R1.6 million |
| Gated estates (for example Bishops Country Estate and The Quarry) | Roughly R3 million to R8.5 million depending on the estate |
These come from agency commentary rather than a formal index, so treat them as a starting range and check current listings on Property24 or Private Property for your target street. There are no reliable published rental figures for these suburbs, so ask a local agent for current asking rents before you budget; our Gqeberha cost of living guide shows how the same exercise looks in the next city down the coast. Day-to-day costs such as groceries and fuel are broadly in line with other mid-sized South African cities rather than dramatically cheaper. Petrol is priced a little lower at the coast than inland, and the official price resets on the first Wednesday of each month.
Safety: what the numbers say
This is the part a brochure would skip, and it matters. In the SAPS crime statistics for the first quarter of 2026/27 (April to June 2026), the Eastern Cape had the highest murder ratio of any province at 15.8 per 100,000 people, ahead of the Western Cape at 13.9 and KwaZulu-Natal at 9.8. It also had the highest rape ratio at 22.3 per 100,000. Those are provincial figures, not East London or Buffalo City figures.
At police-station level, SAPS recorded 5 murders at Beacon Bay and 1 at Gonubie in April to June 2026, against 3 and 2 in the same quarter of 2025. Counts this small move around from quarter to quarter and say little on their own, and other parts of the metro, such as Duncan Village and Scenery Park, record considerably more. SAPS publishes the station tables each quarter, so check the current release for any suburb you are considering.
Worth knowing: as with every South African city, the risk is not evenly spread. Beacon Bay, Nahoon, Gonubie, Vincent and Bonza Bay are the suburbs most often chosen by families, while other parts of the metro carry meaningfully higher risk. Our guide to safety in South Africa for expats covers the national picture and the precautions that apply wherever you settle.
Water and infrastructure: the thing the brochure leaves out
Buffalo City Metro, like Gqeberha further down the coast, has had water supply problems that recur. The metro runs a five-stage restriction system tied to dam levels, with Stage 3 and above bringing punitive tariffs, so ask the municipality which stage applies at the time you are deciding. Local press reported a burst on the main pipeline from the Umzonyana Water Treatment Works in August 2025 that cut supply to several suburbs at once, including Beacon Bay, Vincent and Gonubie, and in March 2026 the metro warned of intermittent supply on that system at times of peak demand.
On longer-term fixes, Buffalo City said in April 2024 that it welcomed developments towards a desalination plant at the Port of East London in partnership with Transnet. Whether and when that plant supplies the city is not something we can confirm, so do not budget on the assumption that it does. In practice, ask any landlord or agent whether a property has a borehole, a JoJo tank or other backup water storage, and check Buffalo City's current notices before signing a lease or a purchase, the same discipline our Gqeberha cost of living guide recommends for that city.
Getting there and getting around
East London's airport (ELS) handles domestic flights, mainly to Johannesburg, Cape Town and Durban. Airlines and routes change, so check FlySafair, Airlink and CemAir for the current schedule before you book. We know of no scheduled direct international flights, and you should expect fewer daily options than from Cape Town, Johannesburg or Durban, so budget extra connection time if you are flying in from overseas. As in every Eastern Cape city, public transport is limited and a car is effectively essential for daily life; Uber and Bolt both operate in East London for day-to-day trips.
Schools and healthcare
East London has a set of well-regarded government and former Model C schools, including Hudson Park, Selborne College, Clarendon High School for Girls and Stirling, alongside independent options. Fees differ from school to school and change every year, so ask each school for its current schedule; for reference, Clarendon High School for Girls lists a 2026 annual fee of R57,034. Our international and private school fees guide explains how to compare schools nationally and what drives the cost difference.
For healthcare, Life Healthcare lists four private hospitals in East London: Life Beacon Bay Hospital, Life East London Private Hospital, Life St Dominic's Hospital and Life St James Hospital. Life East London Private Hospital in North End describes itself as an internal medicine facility with 100 beds and a 16-bed renal dialysis unit. Check which medical schemes each hospital accepts before you move. As everywhere in South Africa, private medical aid is the practical choice for expats over relying on the public system.

Beyond East London: the wider Eastern Cape coast
If East London itself feels too city-sized, the coastline either side of it has its own, smaller-scale draw. Chintsa, on the Wild Coast north-east of the city, has a laid-back reputation built around eco-tourism and a slower pace rather than city amenities. South-west of East London, Port Alfred and Kenton-on-Sea have long been retirement destinations in their own right. Prices there differ from East London's and shift from year to year, so get current figures from a local agent. These smaller towns trade East London's hospitals, schools and airport for a quieter, more limited daily life, so they suit a narrower group: people who have already settled their healthcare and do not need daily amenities on their doorstep.
Who this suits
East London and the wider Eastern Cape coast make the most sense for retirees with their own income, remote workers who do not need a local job market, and anyone deliberately trading city buzz and job density for a lower cost of living and a slower pace. It makes less sense for someone chasing a corporate transfer, wanting a large existing expat community, or needing frequent international flights, where Cape Town, Johannesburg or even Gqeberha remain the more practical choice. Go in clear-eyed about the water situation and the safety picture in your specific suburb, and this is an under-covered option rather than a compromise.
Frequently asked questions
Is East London, South Africa, a good option for expats?
It can be, mainly for retirees and remote workers who value a lower cost of living and a slower pace over job density. Property runs well below Cape Town, Johannesburg and Durban, and the coastline is a real draw. The trade-offs are a small job market, limited international schooling, limited direct flights and recurring water supply problems that you should budget and plan around rather than assume away.
How does the cost of living in East London compare to Cape Town or Johannesburg?
East London is noticeably cheaper on property. Pam Golding agents quoted 2025 average selling prices of about R2.45 million in Nahoon and R2.6 million in Beacon Bay, which is well below comparable coastal suburbs in Cape Town and Johannesburg's northern suburbs. Those are agency figures rather than an official index. Day-to-day costs such as groceries and fuel are broadly in line with other mid-sized South African cities rather than dramatically cheaper.
Is East London safe for expats and families?
Safety depends heavily on the specific suburb, as it does across South Africa. In the SAPS crime statistics for April to June 2026, the Eastern Cape had the highest provincial murder ratio (15.8 per 100,000 people) and the highest rape ratio (22.3 per 100,000). Those are provincial figures. At station level, SAPS recorded 5 murders at Beacon Bay and 1 at Gonubie in that quarter. Many families live in Beacon Bay, Nahoon, Gonubie and Vincent, using the same precautions (gated estates, armed response, situational awareness) as elsewhere in the country, and you should check the current SAPS station figures for any suburb you are considering.
What water problems does East London have, and should that put you off?
Buffalo City Metro, which runs East London's water supply, applies restrictions in stages according to dam levels, and local press reported a burst on the main Umzonyana pipeline that cut supply to several suburbs in August 2025. The metro has also discussed a desalination plant at the port, but you should not assume a fix is in place. It need not put you off outright, but it should change how you budget and what you ask a landlord or agent: confirm backup water storage (a borehole or JoJo tank) and the municipality's current notices before committing to a lease or a purchase.
